Die Mietzinseinnahmen steigen im Gesch\u00e4ftsjahr von CHF 43.5 Mio. auf CHF 44.8 Mio. und der Nettoinventarwert (NAV) pro Anteil nach Aussch\u00fcttung von CHF 135.27 auf CHF 139.97, was einer Anlagerendite von 6.21% entspricht. Eine Dividende von CHF 3.70 wird ausbezahlt. <\/strong><\/p>\n\n\n\n<p>Das Gesch\u00e4ftsjahr 2020\u20132021 schliesst der Fonds am 31. M\u00e4rz 2021 mit einem Ertragszuwachs von CHF&nbsp;1.38&nbsp;Millionen ab, was einer Zunahme von 3.2% gegen\u00fcber dem Vorjahr entspricht. Der Verkehrswert der Immobilien ist ebenfalls von CHF&nbsp;979\u2018711\u2018300 auf CHF&nbsp;1\u2018059\u2018278\u2018300 gestiegen. Wert- und Ertragswachstum des Fonds sind &nbsp;vor allem auf den Zukauf der Liegenschaft in G\u00e9n\u00e9ral-Guisan 74-78 in Vevey\/VD und auf Abschl\u00fcsse von Bauprojekten (Montreux, Crissier und Basel-Stadt) w\u00e4hrend des Berichtsjahrs zur\u00fcckzuf\u00fchren. Das durchschnittliche Mietsteigerungspotential der Portfolioliegenschaften betr\u00e4gt gem\u00e4ss W\u00fcest Partner rund CHF 33\/m<sup>2<\/sup> pro Jahr.<\/p>\n\n\n\n<p>Das Portfolio des PSREF besteht per 31. M\u00e4rz 2021 aus 54 Wohnliegenschaften, 9 gemischt genutzten Liegenschaften und 6 kommerziell genutzten Liegenschaften.<\/p>\n\n\n\n<p>Die Fremdfinanzierungsquote betr\u00e4gt per 31.03.2021 23.36% (31.03.2020: 20.40%) bei einem durchschnittlichen Zinssatz von 1.06%.<\/p>\n\n\n\n<p>Die Akquisition von Immobilien unter Einhaltung der Investitionskriterien des Fonds ist anspruchsvoll. Entsprechend wird das Wachstum unter anderem mit Aufstockungsprojekten an der Rue de la Prulay 43 and Rue Virginio-Malnati 65-67 in Meyrin\/GE, Genf und an der Rue St-Denis 66 in Bulle\/FR sichergestellt. &nbsp;Dank des Entwicklungs- und Verdichtungsprojektes in Baar, sowie weiteren Aufstockungen und Renovationen werden die Mieteinnahmen des Fonds in f\u00fcnf Jahren die Marke von CHF 50 Mio. \u00fcberschreiten.<\/p>\n\n\n\n<p>Die verrechnungssteuerfreie Dividende von CHF 3.70 pro Anteil wird per Valuta 30.
