Der Nettoinventarwert pro Anteil stieg von CHF 146.76 (nach Aussch\u00fcttung) auf CHF 148.44, bei einem Verschuldungsgrad von 20.69% (nach der Kapitalerh\u00f6hung vom Juli 2022; 31.03.2022: 24.51%) und einem durchschnittlichen Zinssatz von 1.20%.<\/strong><\/p>\n\n\n\n<p>Das Immobilienportfolio bestand am 30. September 2022 aus 54 Wohnliegenschaften, 9 gemischt genutzten Liegenschaften und 5 kommerziell genutzten Liegenschaften mit einem Gesamtwert von CHF 1&#8217;138 Mio. (31.03.2022: CHF 1\u2019133 Mio.).<\/p>\n\n\n\n<p>Um den Qualit\u00e4tsstandard der Immobilien zu verbessern und die Mieteinnahmen und den Wert der Liegenschaften weiterhin zu erh\u00f6hen, setzt der Fonds seine Strategie mit der Investition in Gesamtrenovationen, die Entwicklung von Bauprojekten, die Aufstockung von Bestandesliegenschaften, sowie energetische Verbesserungsmassnahmen fort. Die Innen- und Aussen Renovationen von 2 Liegenschaften in Grand-Lancy und Efringerstrasse in Basel-Stadt konnten erfolgreich abgeschlossen werden.<\/p>\n\n\n\n<p>Die Entwicklung des Areals in Baar\/ZG, die dem Fonds im Miteigentum mit der Patrimonium Anlagestiftung geh\u00f6rt, schreitet voran. Eine Volksabstimmung &nbsp;\u00fcber die Arealentwicklung wird  im Juni 2023 stattfinden. Im Falle eines positiven Ausgangs, wird s es z\u00fcgig Richtung Baubewilligung gehen. Das Umbauprojekt der Gesch\u00e4ftsliegenschaft am Chemin du Ch\u00eane 3\u20135 in Renens\/VD wird im Dezember 2022 bewilligt. Die Gesch\u00e4ftsliegenschaft soll in eine Liegenschaft mit gemischter Nutzung umgewandelt werden. Auf \u00fcber 35&nbsp;% der Fl\u00e4che sollen 51 Lofts entstehen. Das Investitionsvolumen bel\u00e4uft sich auf CHF 49 Mio.<\/p>\n\n\n\n<p>Der PSREF hat am 07. Oktober 2022 zusammen mit der Patrimonium Anlagestiftung eine Gewerbeimmobilie in Kloten\/ZH im Miteigentum erworben. Die 51% der vom PSREF gehaltenen Anteile im Wert von CHF 22 Mio. generieren j\u00e4hrliche Mieteinnahmen von CHF&nbsp;1.3&nbsp;Millionen.
