Die Mietzinseinnahmen stiegen im Gesch\u00e4ftsjahr von CHF 47.55 Mio. auf CHF 48.82 Mio. Der Nettoinventarwert (NIV) pro Anteil wuchs von CHF 146.76 (nach Aussch\u00fcttung) auf CHF 151.33. Eine Dividende von CHF 4.00 wird ausbezahlt.<\/strong><\/p>\n\n\n\n<p>Der Patrimonium Swiss Real Estate Fund&nbsp; schliesst das Gesch\u00e4ftsjahr 2022\/23 am 31. M\u00e4rz 2023 mit einem Ertragszuwachs von CHF&nbsp;1.26&nbsp;Millionen ab, was einer Zunahme von 2.7% gegen\u00fcber dem Vorjahr entspricht. Einerseits die zus\u00e4tzlichen Ertr\u00e4ge durch die im Oktober 2022 gekaufte Liegenschaft in Kloten\/ZH und andererseits die fast vollst\u00e4ndige Neuvermietung von Wohnungen in den Geb\u00e4uden, deren Komplettrenovierung im Berichtsjahr abgeschlossen wurden, f\u00fchrten zu diesem Wachstum.<\/p>\n\n\n\n<p>Die zusammen mit der Patrimonium Anlagestiftung erworbene Industrieliegenschaft in Kloten\/ZH, bietet spannendes Umnutzungspotential. Ebenfalls nehmen die Entwicklungsprojekte, wie die Spinnerei in Baar\/ZG und das Umnutzungsprojekt in Renens\/VD, Gestalt an.<\/p>\n\n\n\n<p>Unsere Bestrebungen im Rahmen der Nachhaltigkeit setzt sich fort. In diesem Zusammenhang wurde die Strategie klar formuliert und im per 05.06.2023 in Kraft tretenden Prospekt verankert.<\/p>\n\n\n\n<p>Der Verkehrswert des Immobilienportfolios ist von CHF&nbsp;1&#8217;133&#8217;699\u2019900 auf CHF&nbsp;1\u2018175&#8217;744&#8217;600 gestiegen.<\/p>\n\n\n\n<p>Das Portfolio des PSREF besteht per 31. M\u00e4rz 2023 aus 54 Wohnliegenschaften, 9 gemischt genutzten Liegenschaften, 6 kommerziell genutzten Liegenschaften und einem Umbauprojekt an der Chemin du Ch\u00eane 3-5 in Renens\/VD, f\u00fcr das im April 2023 die Baugenehmigung erteilt wurde.<\/p>\n\n\n\n<p>Nach der im Juli 2022 durchgef\u00fchrten Kapitalerh\u00f6hung und der teilweisen Verwendung f\u00fcr die Schuldenr\u00fcckzahlung sank der Verschuldungsgrad per 31. M\u00e4rz 2023 auf 21.54% (31.03.2022: 23.94%). Aufgrund der verschiedenen Zinserh\u00f6hungen der SNB stieg der durchschnittliche Zinssatz auf von 0.86% im Vorjahr auf 1.92%.<\/p>\n\n\n\n<p>Die verrechnungssteuerfreie Dividende betr\u00e4gt CHF 4.00 pro Anteil und wird per Valuta 16.06.2023 (Ex-Date: 14.06.2023) ausbezahlt.<\/p>\n\n\n\n<p>**<br>Der Patrimonium Swiss Real Estate Fund (&#8220;PSREF&#8221;) ist ein vertraglicher Immobilienfonds schweizerischen Rechts gem\u00e4ss Bundesgesetz \u00fcber die kollektiven Kapitalanlagen vom 23. Juni 2006. Der Fonds wurde von der Eidgen\u00f6ssischen Finanzmarktaufsicht FINMA bewilligt. Fondsleitung ist Patrimonium Asset Management AG, Baar; Depotbank und Zahlstelle ist die Banque Cantonale Vaudoise, Lausanne.
