Juni 2024:<\/em><strong> Der kotierte Immobilienfonds <a href=\"https:\/\/sandbox.patrimonium.ch\/de\/investment-solutions\/swiss-real-estate-fund\" target=\"_blank\" rel=\"noreferrer noopener\">Patrimonium Swiss Real Estate Fund<\/a> (SIX: PSREF) hat das Gesch\u00e4ftsjahr 2023\/24 mit einem Nettoergebnis von CHF 18&#8217;397&#8217;744, vergleichbar mit dem Vorjahresergebnis (CHF 18&#8217;523&#8217;237), und einem positiven Agio von 15.98% abgeschlossen. Eine Dividende von CHF 3.70 pro Anteil wird am 18. Juni 2024 ausbezahlt (Ex-Dat.: 14.06.2024). In einem f\u00fcr den Immobiliensektor herausfordernden Umfeld hat der Fonds &#8211; dank seiner Ausrichtung auf st\u00e4dtische Wohnimmobilien im mittleren und unteren Mietpreissegment, und eines aktiven Portfoliomanagementansatzes &#8211; seine Stabilit\u00e4t unter Beweis gestellt. Die erwartete Verbesserung der wirtschaftlichen Lage sowie laufende Entwicklungsprojekte und Zuk\u00e4ufe im Rahmen einer klaren Fondsstrategie stimmen optimistisch f\u00fcr die Zukunft.<\/strong><\/p>\n\n\n\n<p>Per Stichtag 31. M\u00e4rz 2024 betrug der Verkehrswert der Liegenschaften des Fonds CHF 1&#8217;209 Mio. (+2.83% vs. 2023). Der gewichtete Diskontsatz des gesamten Portfolios lag durchschnittlich bei 3.02% (vs. Vorjahr 3.00%). Dank einer konservativen Bewertungspolitik blieb der Diskontsatz f\u00fcr Wohnimmobilien in diesem Gesch\u00e4ftsjahr stabil, w\u00e4hrend der Diskontsatz f\u00fcr gemischt-genutzte und gewerbliche Immobilien im Durchschnitt um 0.1% anstieg.<br><br>Mehrere Faktoren trugen positiv zur Performance bei. Die Mieteinnahmen stiegen im Gesch\u00e4ftsjahr im Vergleich zum Vorjahr um mehr als 6.2% (von CHF 48.82 Mio. auf CHF 51.85 Mio.), was auf die Reduktion der Leerstandsquote um 3.2%, auf inflationsbedingte Mieterh\u00f6hungen von 1.1% sowie auf den Erwerb von zwei Wohnimmobilien (1.9%) zur\u00fcckzuf\u00fchren ist. Die liegenschaftsbezogenen Ausgaben &#8211; ohne Zinsen und Steuern &#8211; sanken um mehr als 11% (- CHF 1.43 Mio.).<br><br>Im Rahmen der Portfolio-Optimierung wurden zwei Objekte erworben und eines ver\u00e4ussert. Die Akquisitionen stellten eine Investition von CHF 27.2 Mio. dar und f\u00fchren zu zus\u00e4tzlichen j\u00e4hrlichen Einnahmen von CHF 1.2 Mio. Das Wohngeb\u00e4ude am Chemin du Liseron 3-5 in Crissier, das sich seit 2008 im Besitz des Fonds befand, wurde Ende M\u00e4rz 2024 mit einem Nettogewinn von CHF 3.43 Mio. verkauft.<br><br>Die gewichteten durchschnittlichen Fremdkapitalkosten stiegen bis Ende M\u00e4rz 2024 auf 1.92% (vs. 1.77% Ende M\u00e4rz 2023), und damit die Hypothekarkosten von CHF 3.4 Mio. auf CHF 5.9 Mio.<br><br>Die Energiewende stellt eine grosse Herausforderung f\u00fcr Immobilienbesitzer dar. Die Reduktion der CO<sup>2<\/sup> -Emissionen wird konsequent fortgesetzt.
