Der Marktwert des Portfolios betr\u00e4gt nun CHF 1.327 Mrd.<\/strong><\/li>\n\n\n\n<li><strong>Das Umbauprojekt \u00abCreative Factory\u00bb in Renens wurde wie geplant am 30. <\/strong><strong>September 2025 fertiggestellt<\/strong><\/li>\n<\/ul>\n\n\n\n<p><em>Crissier\/VD, 25.11.2025<\/em>: <strong>Der b\u00f6rsenkotierte Immobilienfonds <a href=\"https:\/\/sandbox.patrimonium.ch\/de\/investment-solutions\/swiss-real-estate-fund\">Patrimonium Swiss Real Estate Fund<\/a> (SIX: PSREF) schloss das erste Halbjahr des Gesch\u00e4ftsjahres 2025\/26 mit einem gegen\u00fcber der entsprechenden Vorjahresperiode deutlich verbesserten Finanzergebnis ab. Dank g\u00fcnstiger Marktbedingungen f\u00fcr Akquisitionen und einer anhaltend starken Mietnachfrage stiegen die Mieteinnahmen um 3.2% (gegen\u00fcber dem 30.09.2024). Dieser Anstieg in Verbindung mit einer effizienten Kosten- und Ausgabenkontrolle f\u00fchrte zu einem Anstieg des Halbjahresergebnisses um 14.8% (gegen\u00fcber dem 30.09.2024) auf CHF 11.95 Mio., was auf einen positiven Jahresabschluss im M\u00e4rz 2026 hoffen l\u00e4sst.<\/strong><\/p>\n\n\n\n<p>Die Mietzinseinnahmen beliefen sich auf<strong> CHF 27.63 Mio. <\/strong>(+3.2% vs. 30.09.2024: CHF 26.76 Mio.). Dieser Anstieg ist zur\u00fcckzuf\u00fchren auf:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Ertragsverbesserungen aus dem Kauf und Verkauf von Immobilien (2.37%)<\/li>\n\n\n\n<li>Mieterh\u00f6hungen (0.60%)<\/li>\n\n\n\n<li>die Verringerung der Mietausf\u00e4lle (0.26%)<\/li>\n<\/ul>\n\n\n\n<p>Die Aufwendungen f\u00fcr Immobilien stiegen leicht von 21% auf 23% der Einnahmen, was haupts\u00e4chlich auf den Erwerb neuer Geb\u00e4ude und Instandhaltungsarbeiten zur\u00fcckzuf\u00fchren ist.<\/p>\n\n\n\n<p>Die im Juli 2025 durchgef\u00fchrte Kapitalerh\u00f6hung um CHF 104 Mio. erm\u00f6glichte die Finanzierung von Akquisitionen in H\u00f6he von CHF 41 Mio., die Fortsetzung von Entwicklungsprojekten und eine teilweise R\u00fcckzahlung der Schulden.<\/p>\n\n\n\n<p>Zum 30. September 2025 belief sich der Verkehrswert des Portfolios auf <strong>CHF 1&#8217;327 Mio.<\/strong> (+4,3% gegen\u00fcber dem 31.03.2025). Da die Immobilien zum Halbjahresabschluss nicht neu bewertet wurden, ist dieser Anstieg im Wesentlichen auf<strong> Akquisitionen (CHF 41 Mio.) <\/strong>und<strong> wertsteigernde Investitionen (CHF 13.7 Mio.)<\/strong> zur\u00fcckzuf\u00fchren.<\/p>\n\n\n\n<p>Die teilweise R\u00fcckzahlung der kurzfristigen Verbindlichkeiten f\u00fchrte zu einem R\u00fcckgang der Fremdfinanzierungsquote von <strong>26.44%<\/strong> (31.03.2025) auf <strong>23.25%<\/strong> (30.09.2025). Der ungepr\u00fcfte Nettoinventarwert (NIW) pro Anteil bel\u00e4uft sich somit auf<strong> CHF 151.52<\/strong> (31.03.2025: CHF 149.50 nach Aussch\u00fcttung einer Dividende von CHF 3.70).<\/p>\n\n\n\n<p><strong>Entwicklungs- und Umbauprojekte: Fortschritte im Zeitplan<\/strong><\/p>\n\n\n\n<p>Das Umbauprojekt des Geb\u00e4udes \u00abCreative Factory\u00bb am Chemin du Ch\u00eane 3\u20135 in Renens (VD) wurde termingerecht fertiggestellt. Ende September 2025 zogen die ersten Mieter in die neu geschaffenen Loft-Wohnungen ein.
