Eine verrechnungssteuerfreie Aussch\u00fcttung pro Anteil von CHF 3.50 wird ausbezahlt (+7.7% vs. Vorjahr CHF 3.25). Die Mietzinseinnahmen steigen von CHF 38.1 Mio. auf CHF 39.6 Mio. und der Nettoinventarwert (NAV) pro Anteil nach Aussch\u00fcttung von CHF 126.09 auf CHF 129.62, was einer Anlagerendite von 5.6% entspricht.  Im Juli 2018 wird eine Kapitalerh\u00f6hung von CHF 100 Mio. durchgef\u00fchrt. <\/p>\n\n\n\n<p>Die Mietzinseinnahmen des Fonds (PSREF) konnten im Berichtsjahr um 3.91% auf \u00fcber CHF 39.6 Mio. gesteigert werden. Die rund CHF 1.5 Mio. zus\u00e4tzlichen Mieteinnahmen gegen\u00fcber dem Vorjahr sind teilweise auf die Vermietung der Wohnungen in den aufgestockten Geschossen der Liegenschaft in Chemin de Mallieu 13 in Pully (VD), den Erwerb der Liegenschaft an der Route de Villars-Vert 23 in Villarssur-Gl\u00e2ne (FR) sowie auf Mietzinserh\u00f6hungen nach Renovationen zur\u00fcckzuf\u00fchren. Das durchschnittliche Mietsteigerungspotential des Portfolios betr\u00e4gt gem\u00e4ss W\u00fcest Partner rund CHF 37\/m2 pro Jahr f\u00fcr die Wohnliegenschaften. <\/p>\n\n\n\n<p>Das Portfolio des PATRIMONIUM SWISS REAL ESTATE FUND besteht per 31. M\u00e4rz 2018 aus 49 Wohnliegenschaften, 7 gemischt genutzten Liegenschaften, 4 kommerziell genutzten Liegenschaften und 2 Neubauprojekte im Gesamtwert von CHF 790 Mio. (Vorjahr CHF 740 Mio.). Der Nettoinventarwert konnte von CHF 126.09 (nach Aussch\u00fcttung) auf CHF 129.62 gesteigert werden. Die Fremdfinanzierungsquote betr\u00e4gt per 31.03.2018 27.6% (31.03.2017 25.5%) bei einem durchschnittlichen Zinssatz von 1.58%. <\/p>\n\n\n\n<p>Die Optimierung des Bestandesportfolios und die Gesamtrenovationen von Liegenschaften zur nachhaltigen Sicherung und Steigerung des Mietertrags stehen im Zentrum der Wachstumsstrategie. <\/p>\n\n\n\n<p>Per 11. Mai 2017 wurde eine Liegenschaft in Villars-sur-Gl\u00e2ne (FR) f\u00fcr CHF 8.9 Mio. und per 28. Juli 2017 ein Teil des Neubauprojektes in Crissier (Lausanne\/VD) f\u00fcr CHF 5.5 Mio. gekauft. Per 29. M\u00e4rz 2018 wurde die Liegenschaft in Busswil (BE) f\u00fcr CHF 3.8 Mio. verkauft. <\/p>\n\n\n\n<p>Mit den Neubauprojekten in Montreux und Crissier, Stockwerkerh\u00f6hungen von Liegenschaften in Lausanne, Genf und Bulle sowie dem Entwicklungspotential des Lorze-Areals in Baar wird im kommenden Gesch\u00e4ftsjahr weiteres profitables Wachstum erwartet.<\/p>\n\n\n\n<p>Verrechnungssteuerfreie Aussch\u00fcttung pro Anteil von CHF 3.50 per 15. Juni 2018  (Ex-Dat.: 13.06. \/ Valuta: 15.06.)<\/p>\n\n\n\n<p>Dank der Kombination einer Kauf- und langfristigen Haltestrategie mit einer proaktiven Bewirtschaftung mittels Renovationen, Aufstockungen und Neubauprojekten setzt der PSREF seine stabile Aussch\u00fcttungsstrategie fort. Die Aussch\u00fcttung pro Anteil konnte von CHF 3.25 auf CHF 3.50 (Payout Ratio 94.6%) gesteigert werden, was einer Zunahme von 7.7% entspricht.<\/p>\n\n\n\n<p>Der Fonds plant eine Kapitalerh\u00f6hung mit Zeichnungsfrist vom 21.
