Sa strat\u00e9gie d\u2019investissement, ax\u00e9e sur des immeubles r\u00e9sidentiels dans le segment des loyers bas \u00e0 mod\u00e9r\u00e9s et se situant dans des r\u00e9gions dynamiques, a permis d\u2019atteindre cette \u00e9tape importante tout en offrant \u00e0 des investisseurs priv\u00e9s et institutionnels l\u2019acc\u00e8s \u00e0 un portefeuille diversifi\u00e9 de biens immobiliers avec un potentiel de d\u00e9veloppement int\u00e9ressant.<\/p>\n\n\n\n<p>Le parc immobilier est compos\u00e9 au 30 septembre 2020 de 54 immeubles locatifs, 8 immeubles mixtes, 5 immeubles commerciaux et 1 projet de construction pour une valeur v\u00e9nale totale de CHF 1\u2019001 millions (31.03.2020: CHF 979 millions), et repr\u00e9sentant 2\u2019541 appartements. La valeur nette d\u2019inventaire par part est pass\u00e9e de CHF 135.27 (apr\u00e8s distribution) \u00e0 CHF 136.98, avec un taux d\u2019endettement de 23.82% (31.03.2020&nbsp;: 20.40%) et un taux d\u2019int\u00e9r\u00eat moyen de 1.15%.<\/p>\n\n\n\n<p>Les diff\u00e9rents investissements r\u00e9alis\u00e9s depuis la cr\u00e9ation du fonds en 2007, que ce soit des projets de construction ou des sur\u00e9l\u00e9vations d\u2019immeubles, ont particip\u00e9s au d\u00e9veloppement du fonds. Au fil des ann\u00e9es, le fonds a men\u00e9 \u00e0 terme 7 projets de construction pour un montant d\u2019investissement sup\u00e9rieur \u00e0 CHF 163 millions et 6 sur\u00e9l\u00e9vations pour un montant de CHF 32 millions, dont 2 encore encours et se terminant en 2021. Les derniers projets de construction de Montreux, Crissier et B\u00e2le, commenc\u00e9s en 2017 pour Crissier, 2018 pour Montreux et 2019 pour B\u00e2le, sont maintenant termin\u00e9s et habit\u00e9s de leurs premiers r\u00e9sidents.
