Les loyers encaiss\u00e9s augmentent de CHF 43.5 millions \u00e0 CHF 44.8 millions et la valeur nette d\u2019inventaire (VNI) par part apr\u00e8s distribution est pass\u00e9e de CHF 135.27 \u00e0 CHF 139.97, ce qui correspond \u00e0 un rendement de placement de 6.21%. Un dividende de CHF 3.70 par part sera vers\u00e9 aux investisseurs.<\/strong><strong><\/strong><\/p>\n\n\n\n<p>L\u2019exercice 2020-2021 cl\u00f4tur\u00e9 au 31 mars 2021 pr\u00e9sente une hausse des revenus de CHF 1.38 millions, soit 3.2% de plus par rapport au pr\u00e9c\u00e9dent exercice. La valeur des immeubles augmente \u00e9galement de CHF 979&#8217;711\u2019300 \u00e0 CHF 1&#8217;059&#8217;278\u2019300. Cette croissance de valeur et de revenus du fonds est en majeure partie due \u00e0 l\u2019achat de l\u2019immeuble de l\u2019avenue G\u00e9n\u00e9ral-Guisan 74-78 \u00e0 Vevey\/VD et projets de construction (Montreux, Crisser et B\u00e2le-Ville) termin\u00e9s durant l\u2019exercice. Le potentiel d\u2019augmentation moyen des loyers sur la part r\u00e9sidentielle du portefeuille existant est estim\u00e9 par W\u00fcest Partner \u00e0 environ CHF 33\/m<sup>2<\/sup>\/an.<\/p>\n\n\n\n<p>Le portefeuille immobilier de PSREF est compos\u00e9 au 31 mars 2021 de 54 immeubles r\u00e9sidentiels, 9 immeubles mixtes et 6 immeubles commerciaux.<\/p>\n\n\n\n<p>Le taux d\u2019endettement se monte au 31 mars 2021 \u00e0 23.36% (31.03.2020: 20.40%) avec un taux d\u2019int\u00e9r\u00eat moyen de 1.06%.<br><br>L\u2019acquisition d\u2019immeubles existants dans le respect des crit\u00e8res d\u2019investissement du fonds \u00e9tant contraignante, le fonds assure sa croissance entre autres par des projets de sur\u00e9l\u00e9vation rue de la Prulay et rue Virginio-Malnati 65-67 \u00e0 Meyrin\/GE et rue St-Denis 66 \u00e0 Bulle\/FR.
