La fortune de la Fondation est pass\u00e9e \u00e0 CHF 1,1 milliard. Elle compte plus de 150 investisseurs.<\/strong><\/p>\n\n\n\n<p>La valeur de march\u00e9 des immeubles du groupe de <strong>placement Immobilier r\u00e9sidentiel suisse<\/strong> a augment\u00e9 de CHF 40 millions pour atteindre CHF 752 millions au cours de l\u2019exercice sous revue. Un immeuble commercial avec un potentiel de transformation a \u00e9t\u00e9 acquis \u00e0 Berne-B\u00fcmpliz (BE) pour CHF 9 millions au 1er mai 2021. Plusieurs immeubles du portefeuille sont en cours de r\u00e9novation et des investissements dans les projets de construction \u00e0 Gen\u00e8ve (Rue de Lyon et Rue de Neuch\u00e2tel), Yverdon (VD), Grand-Lancy (GE), Vouvry (VS) et Spreitenbach (AG) ont \u00e9t\u00e9 r\u00e9alis\u00e9s. Une part importante de la croissance est due aux investissements dans les projets de construction, ainsi qu\u2019aux \u00e9valuations positives des valeurs de march\u00e9 des immeubles. Entre autres, l\u2019estimation positive du projet de d\u00e9veloppement de Lausanne-Malley (VD), qui s\u2019ach\u00e8vera en 2022\/2023, permettra une croissance organique dans le futur.<\/p>\n\n\n\n<p>L\u2019ach\u00e8vement des projets de construction \u00e0 Lugano-Pazzallo \u00abResidenza verde\u00bb (TI), Crissier \u00abOassis\u00bb (VD) et B\u00e2le \u00abCitygate\u00bb (BS) ont donn\u00e9 d\u2019excellents r\u00e9sultats. La mise en location efficace a permis une augmentation des revenus locatifs de CHF 13 \u00e0 CHF 15,3 millions, ainsi qu\u2019une diminution du taux de vacance de 8,6% \u00e0 5,9%. Le taux d&#8217;int\u00e9r\u00eat des fonds emprunt\u00e9s a \u00e9t\u00e9 optimis\u00e9 et r\u00e9duit au cours du semestre.<\/p>\n\n\n\n<p>A fin juin 2021, le portefeuille se compose de 59 immeubles existants, d\u2019un nouveau projet de construction \u00e0 Kriens (LU) et d&#8217;une parcelle constructible. Les immeubles d\u2019habitation repr\u00e9sentent 85% des placements, 5% des objets ont une affectation mixte et 10% une affectation commerciale. D\u2019un point de vue r\u00e9gional, 52% du portefeuille est investi en Suisse romande et sur l\u2019arc l\u00e9manique, 37% en Suisse al\u00e9manique et 11% au Tessin.<\/p>\n\n\n\n<p>Le <strong>groupe de placement immobilier de la sant\u00e9 suisse<\/strong> a pu \u00e9largir son portefeuille au cours du premier semestre de l\u2019exercice avec l\u2019achat d\u2019un terrain \u00e0 b\u00e2tir \u00e0 Ingenbohl-Brunnen (SZ) pour CHF 10 millions. Le terrain est adjacent \u00e0 la propri\u00e9t\u00e9 existante de la Seeklinik Brunnen et permet diverses utilisations. En outre, des investissements ont \u00e9t\u00e9 r\u00e9alis\u00e9s dans des projets de nouvelles constructions en cours \u00e0 Crissier (VD), Boudry (NE) et Orbe (VD pour plus de CHF 9 millions. Dans le cadre de cette op\u00e9ration, une augmentation de capital a \u00e9t\u00e9 r\u00e9alis\u00e9e en avril 2021. L\u2019actif immobilis\u00e9 a augment\u00e9 de CHF 25 millions pour atteindre CHF 339 millions au cours du semestre, principalement en raison de la nouvelle acquisition, des investissements dans les projets de construction en cours et de l\u2019actualisation des \u00e9valuations.<\/p>\n\n\n\n<p>La location des 100 appartements prot\u00e9g\u00e9s \u00e0 Crissier Oassis (VD) se d\u00e9roule comme pr\u00e9vu, et la location compl\u00e8te du b\u00e2timent est pr\u00e9vue pour la fin d\u2019ann\u00e9e. L\u2019ouverture du Square Sant\u00e9 d\u00e8s septembre 2021 rendra \u00e9galement le site plus attractif. Ce nouveau centre de sant\u00e9 propose une approche int\u00e9gr\u00e9e des soins de proximit\u00e9, en r\u00e9unissant sous un m\u00eame toit un centre m\u00e9dical de l\u2019ob\u00e9sit\u00e9 (Clinique de La Source), un centre de traitement des maladies cardiovasculaires (Clinique La Ligni\u00e8re), ainsi que des cabinets m\u00e9dicaux.<\/p>\n\n\n\n<p>A fin juin 2021, le portefeuille se composait de 8 propri\u00e9t\u00e9s existantes, de deux nouveaux projets de construction et de deux parcelles de terrain. S\u2019agissant de la structure d\u2019affectation du portefeuille, bas\u00e9e sur les revenus locatifs cibles, les cliniques repr\u00e9sentent 47%, les centres m\u00e9dicaux 16%, les r\u00e9sidences s\u00e9niors 13%, les \u00e9tablissements m\u00e9dico-sociaux 12%, les appartements 4%, les autres utilisations dans le secteur de la sant\u00e9 2%, et les bureaux et commerces 6%. La dur\u00e9e r\u00e9siduelle pond\u00e9r\u00e9e des baux commerciaux est d&#8217;environ 20 ans.<\/p>\n\n\n\n<p>Les perspectives pour le second semestre de l&#8217;ann\u00e9e restent positives. Les deux groupes d&#8217;investissement sont bien positionn\u00e9s et l\u2019accent est mis sur la croissance organique et la diversification du portefeuille.
