Ceci dans un contexte de hausse des taux d&#8217;int\u00e9r\u00eat et de baisse des valorisations immobili\u00e8res.\u00a0<\/strong><\/p>\n\n\n\n<p>L&#8217;augmentation du produit d&#8217;exploitation est notamment due \u00e0 l&#8217;acquisition d&#8217;un b\u00e2timent \u00e0 Reinach, B\u00e2le-Campagne, et \u00e0 une relocation r\u00e9ussie de surfaces existantes. La hausse des taux d&#8217;int\u00e9r\u00eat au cours de l&#8217;ann\u00e9e a eu un impact sur les co\u00fbts d&#8217;emprunt et la r\u00e9\u00e9valuation du portefeuille via le taux d&#8217;actualisation. Pour la premi\u00e8re fois, le portefeuille a enregistr\u00e9 une perte d&#8217;\u00e9valuation de CHF 3.4 millions.<\/p>\n\n\n\n<p>Le produit d&#8217;exploitation a augment\u00e9 de 14.3% en 2023 pour atteindre CHF 12.6 millions, contre CHF 11.0 millions en 2022. Les charges d&#8217;exploitation ont augment\u00e9 moins fortement, soit de 10.3%. En cons\u00e9quence, le r\u00e9sultat op\u00e9rationnel avant r\u00e9\u00e9valuations a augment\u00e9 de 17.6% pour atteindre CHF 7.0 millions, contre CHF 6.0 millions en 2022.<\/p>\n\n\n\n<p>Les co\u00fbts d&#8217;emprunt se sont \u00e9lev\u00e9s \u00e0 CHF 2.5 millions, contre CHF 1.4 million en 2022, en raison de la hausse des taux d&#8217;int\u00e9r\u00eat et de l&#8217;augmentation de l&#8217;endettement li\u00e9e \u00e0 l&#8217;achat du bien immobilier \u00e0 Reinach. Cette hausse, combin\u00e9e \u00e0 la perte d&#8217;\u00e9valuation de CHF 3.4 millions, a entra\u00een\u00e9 une perte nette de CHF 0.95 million pour l&#8217;ann\u00e9e, contre un b\u00e9n\u00e9fice net de CHF 5.6 millions en 2022.<\/p>\n\n\n\n<p>Au total, le r\u00e9sultat annuel se solde donc par une perte mod\u00e9r\u00e9e de CHF 0,95 million. En cons\u00e9quence, la valeur nette d&#8217;inventaire (VNI) par action a \u00e9galement l\u00e9g\u00e8rement diminu\u00e9, passant de CHF 2.87 \u00e0 CHF 2.85. &nbsp;<\/p>\n\n\n\n<p><strong>Des r\u00e9sultats op\u00e9rationnels positifs gr\u00e2ce \u00e0 une gestion proactive<\/strong><\/p>\n\n\n\n<p>Au cours du premier semestre 2023, Patrimonium Urban Opportunity SA a acquis un immeuble \u00e0 Reinach (K\u00e4genstrasse 12\/14). Le b\u00e2timent a \u00e9t\u00e9 achet\u00e9 enti\u00e8rement vide \u00e0 un vendeur en difficult\u00e9. Au 31 d\u00e9cembre 2023, plus de 50% des surfaces avaient pu \u00eatre lou\u00e9es, notamment \u00e0 un locataire cl\u00e9 ayant sign\u00e9 un bail de 17 ans \u00e0 compter de juillet 2023. La dur\u00e9e de bail r\u00e9siduelle moyenne pond\u00e9r\u00e9e (WAULT) du portefeuille est d\u00e9sormais de 5.98 ans.&nbsp;<\/p>\n\n\n\n<p><strong>Une strat\u00e9gie orient\u00e9e vers l&#8217;avenir<\/strong><\/p>\n\n\n\n<p>Ainsi, le portefeuille immobilier s&#8217;est consid\u00e9rablement agrandi en 2023. En outre, de grands projets de d\u00e9veloppement sont en cours, qui cr\u00e9ent les conditions n\u00e9cessaires \u00e0 la croissance future.
