RC<\/p>\n\n\n\n<p><em>Baar, le 6 Juin 2024 &#8211;<\/em><strong> Le fonds immobilier cot\u00e9\u00a0<a href=\"https:\/\/sandbox.patrimonium.ch\/fr\/investment-solutions\/swiss-real-estate-fund\" target=\"_blank\" rel=\"noreferrer noopener\">Patrimonium Swiss Real Estate Fund<\/a> (SIX : PSREF) a cl\u00f4tur\u00e9 son exercice 2023\/24 avec un r\u00e9sultat net de CHF 18\u2019397&#8217;744, comparable \u00e0 celui de l\u2019ann\u00e9e pr\u00e9c\u00e9dente (2022\/23 : CHF 18\u2019523\u2019237), et un agio positif de 15.98%. Un dividende de CHF 3.70 sera distribu\u00e9 le 18.06.2024 (ex-Dat : 14.06.2024). Gr\u00e2ce \u00e0 son positionnement dans le segment des immeubles r\u00e9sidentiels urbains \u00e0 loyers moyens et bas et une gestion active du portefeuille, le fonds fait ainsi, dans un contexte difficile pour le secteur immobilier, preuve de solidit\u00e9. L\u2019am\u00e9lioration attendue du contexte \u00e9conomique, les projets de d\u00e9veloppement et acquisitions en cours dans le cadre d\u2019une strat\u00e9gie bien d\u00e9finie permettent d\u2019envisager l\u2019avenir avec optimisme.<\/strong><\/p>\n\n\n\n<p>A la cl\u00f4ture au 31 mars 2024 la valeur v\u00e9nale des immeubles du fonds a atteint CHF 1\u2019209 mio (+2.83% vs. 2023). Le taux d\u2019actualisation pond\u00e9r\u00e9 s\u2019\u00e9l\u00e8ve en moyenne \u00e0 3.02% (3.00% vs. ann\u00e9e pr\u00e9c\u00e9dente) pour l\u2019ensemble du portefeuille. Gr\u00e2ce \u00e0 une politique de valorisation conservatrice, le taux d\u2019actualisation des immeubles r\u00e9sidentiels est rest\u00e9 stable lors de cet exercice alors que le taux d\u2019actualisation des immeubles mixtes et commerciaux a subi une augmentation moyenne de 0.1%.<\/p>\n\n\n\n<p>Plusieurs facteurs ont contribu\u00e9 positivement \u00e0 la performance. Les loyers encaiss\u00e9s pour la p\u00e9riode 2023\/24 ont progress\u00e9 de plus de 6.2% par rapport \u00e0 l\u2019exercice pr\u00e9c\u00e9dent (de CHF 48.82 mio \u00e0 CHF 51.85 mio), ce qui est d\u00fb \u00e0 la r\u00e9duction du taux de vacance de 3.2%, aux hausses de loyers li\u00e9es \u00e0 l\u2019inflation de 1.1% et \u00e0 l\u2019acquisition de biens r\u00e9sidentiels (1.9% de cette progression). Les d\u00e9penses li\u00e9es aux immeubles, hors taux d\u2019int\u00e9r\u00eats et imp\u00f4ts, ont diminu\u00e9 de plus de 11% (-CHF 1.43 mio).<\/p>\n\n\n\n<p>Dans le cadre de l\u2019optimisation du portefeuille, deux objets furent acquis et un vendu. Les acquisitions repr\u00e9sentent un investissement de CHF 27.2 mio pour un revenu annuel suppl\u00e9mentaire CHF 1.2 mio. L\u2019immeuble r\u00e9sidentiel situ\u00e9 au Chemin du Liseron 3-5 \u00e0 Crissier, propri\u00e9t\u00e9 du fonds depuis 2008, a \u00e9t\u00e9 vendu fin mars 2024 avec une plus-value nette de CHF 3.43 mio.<\/p>\n\n\n\n<p>Le co\u00fbt moyen pond\u00e9r\u00e9 de la dette a augment\u00e9 \u00e0 1.92 % \u00e0 fin mars 2024 (vs. 1.77 % \u00e0 fin mars 2023), en cons\u00e9quence les charges hypoth\u00e9caires sont pass\u00e9es de CHF 3.4 mio \u00e0 CHF 5.9 mio.<\/p>\n\n\n\n<p>La transition \u00e9nerg\u00e9tique repr\u00e9sente un d\u00e9fi majeur pour les propri\u00e9taires immobiliers. La trajectoire d\u2019abaissement des \u00e9missions de CO<sup>2<\/sup> et de r\u00e9duction de l\u2019indice de chauffage (IDC) se poursuit.
