Les conditions \u00e9conomiques favorables aux investissements, une demande en logements soutenue et une gestion active ont conduit \u00e0 une hausse des revenus locatifs qui, accompagn\u00e9e d\u2019une bonne ma\u00eetrise des d\u00e9penses, a permis une progression significative du r\u00e9sultat net (+13.9% vs. 2023\/24) et du dividende op\u00e9rationnel.<\/strong>Les revenus locatifs du fonds ont augment\u00e9 de 4.5% au cours de l\u2019exercice 2024\/25 pour atteindre CHF 54.17 millions. Cette augmentation r\u00e9sulte pr\u00e9cis\u00e9ment de l\u2018acquisition de nouveaux immeubles en cours d\u2019exercice (2.7%), de l\u2019impact des hausses de loyer permises par l\u2019indexation et les relocations (1%), ainsi que de la r\u00e9duction du taux de vacance (0.8%).<\/p>\n\n\n\n<p>A la cl\u00f4ture au 31 mars 2025, la valeur v\u00e9nale du portefeuille atteint CHF 1\u2019272 millions (+ 5.2% vs 2023\/24). La hausse de valeur par rapport \u00e0 l\u2019ann\u00e9e pr\u00e9c\u00e9dente s\u2019explique par une croissance organique (2.8%), par la baisse du taux d\u2019actualisation (1.5%) et par la croissance externe (1.0%). La valeur nette d\u2019inventaire (VNI) avant dividende par part est pass\u00e9e de CHF 149.17 \u00e0 CHF 153.20, permettant un rendement de placement de 5.32% &#8211; nettement en hausse par rapport \u00e0 2023\/24 (1.25%).<\/p>\n\n\n\n<p>Les acquisitions r\u00e9alis\u00e9es en cours d\u2019exercice apportent au fonds des revenus annuels suppl\u00e9mentaires de CHF 0.9 millions. L\u2019avanc\u00e9e des travaux du projet de transformation \u00ab Creative Factory \u00bb \u00e0 Renens durant l\u2019exercice assurera la livraison du b\u00e2timent \u00e0 la date pr\u00e9vue (septembre 2025). Le b\u00e2timent contribuera \u00e0 l\u2019augmentation ult\u00e9rieure des revenus locatifs (loyers th\u00e9oriques annuels suppl\u00e9mentaires : CHF 3.2 millions).<\/p>\n\n\n\n<p>Les acquisitions et les travaux r\u00e9alis\u00e9es durant l\u2019exercice ont port\u00e9 le taux d\u2019endettement \u00e0 26.44% au 31.03.2025. Cependant, son co\u00fbt moyen pond\u00e9r\u00e9 a pu \u00eatre r\u00e9duit de 1.92% \u00e0 1.34% (31.3.2024 vs. 31.3.2025) avec un allongement de la duration.<\/p>\n\n\n\n<p><strong>Dividende<\/strong><br>Le dividende op\u00e9rationnel augmente de mani\u00e8re significative, passant de CHF 3.22 \u00e0 CHF 3.66 par part, permettant la distribution d\u2019un dividende total de CHF 3.70. Le paiement du dividende sera effectu\u00e9 le 18.06.2025 (Ex-Dat. : 16.06.2025).<\/p>\n\n\n\n<p><strong>Perspectives \u00e0 court et moyen terme<\/strong><\/p>\n\n\n\n<p>L\u2019acc\u00e9l\u00e9ration de la croissance externe (acquisitions), une diminution ult\u00e9rieure du taux de vacance, l\u2019am\u00e9lioration de la marge EBIT, ainsi que l\u2019optimisation du taux de financement et de duration de la dette sont au c\u0153ur de la strat\u00e9gie de croissance du fonds. Des acquisitions ont \u00e9t\u00e9 d\u00e9j\u00e0 \u00e9t\u00e9 r\u00e9alis\u00e9es depuis la cl\u00f4ture au 31.3.2025, pour un montant total de CHF 41 millions. (A la suite de celles-ci, le taux d\u2019endettement s\u2019\u00e9l\u00e8ve \u00e0 28.66%).<\/p>\n\n\n\n<p><strong>D\u00e9tails augmentation de capital<\/strong><\/p>\n\n\n\n<p>Une augmentation de capital d\u2019environ CHF 100 millions est planifi\u00e9e le 11 juillet 2025 avec p\u00e9riode de souscription du 23.06.25-au 04.07.25. Les capitaux lev\u00e9s serviront \u00e0 l\u2019acquisition de biens immobiliers, au d\u00e9veloppement ult\u00e9rieur du portefeuille par des projets de transformation et de d\u00e9veloppement, ainsi qu\u2019\u00e0 la baisse du taux d\u2019endettement.
