La valeur de march\u00e9 du portefeuille atteint d\u00e9sormais CHF 1.327 milliard<\/strong><\/li>\n\n\n\n<li><strong>Le projet de transformation \u00ab Creative Factory \u00bb \u00e0 Renens a \u00e9t\u00e9 livr\u00e9 comme pr\u00e9vu le 30 septembre 2025<\/strong><\/li>\n<\/ul>\n\n\n\n<p><em>Crissier\/VD, 25.11.2025<\/em>: <strong>Le fonds immobilier cot\u00e9<a href=\"https:\/\/sandbox.patrimonium.ch\/fr\/investment-solutions\/swiss-real-estate-fund\"> Patrimonium Swiss Real Estate Fund<\/a> (SIX : PSREF) a cl\u00f4tur\u00e9 le premier semestre de l\u2019exercice 2025\/26 sur un r\u00e9sultat financier en nette progression par rapport \u00e0 la m\u00eame p\u00e9riode de l\u2019exercice pr\u00e9c\u00e9dent. Profitant de conditions de march\u00e9 favorables aux acquisitions et d\u2019une demande locative soutenue, les revenus encaiss\u00e9s ont augment\u00e9 de 3.2% (vs. 30.09.2024). Cette progression, combin\u00e9e \u00e0 une ma\u00eetrise des co\u00fbts et d\u00e9penses, a permis une hausse du r\u00e9sultat semestriel net de 14.8% (vs. 30.09.2024) \u00e0 CHF 11.95 millions, laissant augurer d\u2019une cl\u00f4ture annuelle positive en mars 2026.<\/strong><\/p>\n\n\n\n<p>Les revenus encaiss\u00e9s atteignent <strong>CHF 27.63 millions<\/strong> (+3.2% vs. 30.09.2024 : CHF 26.76 millions). Cette augmentation s\u2019explique par :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>le produit net des acquisitions et ventes d\u2019immeubles (2.37%)<\/li>\n\n\n\n<li>les hausses de loyers (0.60%)<\/li>\n\n\n\n<li>la r\u00e9duction des pertes sur loyers (0.26%)<\/li>\n<\/ul>\n\n\n\n<p>Les d\u00e9penses op\u00e9rationnelles dans les immeubles ont l\u00e9g\u00e8rement progress\u00e9, passant de 21% \u00e0 23% des revenus encaiss\u00e9s, principalement en raison de l\u2019acquisition de nouveaux b\u00e2timents et de travaux d\u2019entretien.<\/p>\n\n\n\n<p>L\u2019augmentation de capital de CHF 104 millions r\u00e9alis\u00e9e en juillet 2025 a permis de financer des acquisitions pour CHF 41 millions, de poursuivre les projets de d\u00e9veloppement et de proc\u00e9der \u00e0 un remboursement partiel de la dette.<\/p>\n\n\n\n<p>Au 30 septembre 2025, la valeur v\u00e9nale du portefeuille s\u2019\u00e9l\u00e8ve \u00e0 <strong>CHF 1\u2019327 millions<\/strong> (+4.3% vs. 31.03.2025). Les immeubles n\u2019\u00e9tant pas r\u00e9\u00e9valu\u00e9s \u00e0 la cl\u00f4ture semestrielle, cette hausse provient essentiellement des <strong>acquisitions (CHF 41 millions)<\/strong> et des <strong>investissements \u00e0 valeur ajout\u00e9e (CHF 13.7 millions)<\/strong>.<br>Le remboursement partiel de la dette \u00e0 court terme a fait baisser le taux d\u2019endettement (fonds \u00e9trangers \/ valeur v\u00e9nale) de <strong>26.44%<\/strong> (31.03.2025) \u00e0 <strong>23.25%<\/strong> (30.09.2025). La valeur nette d\u2019inventaire (VNI non audit\u00e9) par part s\u2019\u00e9tablit ainsi \u00e0 <strong>CHF 151.52<\/strong> (31.03.2025 : CHF 149.50 apr\u00e8s distribution d\u2019un dividende de CHF 3.70).<\/p>\n\n\n\n<p><strong>Projets de d\u00e9veloppement et de transformation : avancement conforme au calendrier<\/strong><br>Le projet de transformation de l\u2019immeuble \u00ab Creative Factory \u00bb, situ\u00e9 au Chemin du Ch\u00eane 3\u20135 \u00e0 Renens (VD), a \u00e9t\u00e9 livr\u00e9 \u00e0 la date pr\u00e9vue.
