Un dividende sans imp\u00f4t anticip\u00e9 de CHF 3.50 par part sera vers\u00e9 (+7.7% par rapport \u00e0 l\u2019exercice pr\u00e9c\u00e9dent de CHF 3.25). Les loyers encaiss\u00e9s ont augment\u00e9 de CHF 38.1 millions \u00e0 CHF 39.6 millions et la valeur nette d\u2019inventaire (VNI) par part apr\u00e8s distribution passe de CHF 126.09 \u00e0 CHF 129.62, soit un rendement de placement de 5.6%. Une augmentation de capital de CHF 100 millions sera r\u00e9alis\u00e9e en juillet 2018. <\/p>\n\n\n\n<p>Les loyers encaiss\u00e9s du fonds (PSREF) ont augment\u00e9 de 3.91% \u00e0 plus de CHF 39.6 millions.  Ces revenus suppl\u00e9mentaires d\u2019environ CHF 1.5 millions, par rapport \u00e0 l\u2019exercice pr\u00e9c\u00e9dent, sont en partie issus de la location des appartements dans la sur\u00e9l\u00e9vation de l\u2019immeuble du Chemin de Mallieu 13 \u00e0 Pully (VD), de l\u2019achat d\u2019un immeuble r\u00e9sidentiel \u00e0 la Route de Villars-Vert 23 \u00e0 Villars-sur-Gl\u00e2ne (FR), ainsi que des hausses de loyers apr\u00e8s travaux de r\u00e9novation. Le potentiel d\u2019augmentation moyen des loyers sur la part r\u00e9sidentielle du portefeuille existant est estim\u00e9 par W\u00fcest Partner \u00e0 CHF 37\/m2\/an.<\/p>\n\n\n\n<p>Le portefeuille immobilier de  Patrimonium Swiss Real Estate Fund est compos\u00e9, au 31 mars 2018, de 49 immeubles locatifs, 7 immeubles mixtes, 4 immeubles commerciaux et 2 projets de construction pour une valeur v\u00e9nale totale CHF 790 millions (exercice pr\u00e9c\u00e9dent CHF 740 millions). La valeur nette d\u2019inventaire par part augmente de CHF 126.09 (apr\u00e8s distribution) \u00e0 CHF 129.62. Le taux d\u2019endettement s\u2019\u00e9l\u00e8ve au 31 mars 2018 \u00e0 27.6% (31.03.2017 25.5%) avec un taux d\u2019int\u00e9r\u00eat moyen de 1.58%. <\/p>\n\n\n\n<p>L&#8217;optimisation du portefeuille existant et la r\u00e9novation totale des immeubles, assurant l\u2019augmentation des revenus locatifs, font partie de la strat\u00e9gie de croissance du fonds. <\/p>\n\n\n\n<p>Le 11 mai 2017, le fonds a acquis un immeuble \u00e0 Villars-sur-Gl\u00e2ne (FR) pour CHF 8.9 millions et le 28 juillet 2017 une partie du projet de construction \u00e0 Crissier (Lausanne\/VD) pour CHF 5.5 millions. Le 29 mars 2018, le fonds a vendu un immeuble situ\u00e9 \u00e0 Busswil (BE) pour CHF 3.8 millions. <\/p>\n\n\n\n<p>Avec les projets de construction \u00e0 Montreux et Crissier, les sur\u00e9l\u00e9vations d\u2019immeubles situ\u00e9s \u00e0 Lausanne, Gen\u00e8ve et Bulle, ainsi que le projet de d\u00e9veloppement de Lorze-Areal \u00e0 Baar, le fonds dispose d\u2019un potentiel de croissance suppl\u00e9mentaire pour les exercices \u00e0 venir. <\/p>\n\n\n\n<p><span style=\"text-decoration: underline;\">Distribution sans imp\u00f4t anticip\u00e9 par part de CHF 3.50 le 15 juin 2018<\/span> (Ex-Dat.: 13.06. \/ Valuta: 15.06.) <\/p>\n\n\n\n<p>Gr\u00e2ce \u00e0 la combinaison d\u2019une strat\u00e9gie d\u2019achat et de conservation des immeubles \u00e0 long terme et \u00e0 la gestion proactive du portefeuille, par les r\u00e9novations, les sur\u00e9l\u00e9vations et le d\u00e9veloppement de nouveaux projets de construction, le fonds poursuit sa strat\u00e9gie de versement d\u2019un dividende stable. La distribution par part passe de CHF 3.25 \u00e0 CHF 3.50 (Payout Ratio 94.6%), soit une hausse de 7.7%. <\/p>\n\n\n\n<p><span style=\"text-decoration: underline;\">Augmentation de capital pr\u00e9vue en juillet 2018<\/span><\/p>\n\n\n\n<p>Le fonds pr\u00e9voit une augmentation de capitalavec une p\u00e9riode de souscription du 21 juin au 3 juillet 2018.
